Being a broker in this market…

A large unspoken part of our job is to resolve issues outside of just selling a  house. Incline Village real estate update as year draws to a close

The inventoryof  properties for sale at  Incline Village and Crystal Bay,Lake Tahoe, Nevada  holds promise for buyer’s at different price points. Lower priced properties in fair condition listed at  Incline Village ($300,000 and below) are moving quickly.

Sales are ahead of  last year in all categories (residential, condo’s and planned unit developments) with home sales being strongest.  Closed residential  sales year to date are  78  homes with 15 homes are  under contract. 

Median prices declined from 2008 year end sales at $1,500,000  to $1,000,000 this year. 

 The total number of properties with contracts pending equals 35 – 15 homes, 5 condominiums, 10 planned unit developments.

 Buyer’s are taking action at all price points.

Our office has done well and we base it on dedicated agents and longevity in the business.

 It is difficult for seller’s to understand the market especially if they purchased over the last 5 years. We are fortunate to not be dependent on short sales or foreclosures as so many areas especially Reno.

Chris and I attended a Leading Real Estate Companies of the world their Northern California. There were 20 offfices represented and the  majority were all low on inverntory and short sales made up 60% on average of their business.

Ritz Carlton opening a success!

Chris and I attending the grand opening of the Ritz Carlton Hotel at North star resort…Lake Tahoe and surrounding areas including Incline Village will all benefit from this exquisite resort.

The ambiance is warm and elegant, the structure was designed with the concept of one tree with many branches making up the hotel, spa, time share environment…don’t look for antler chandeliers they stayed away from the overdone  log cabin feel.

The inside reflects the beauty of mother nature which surrounds the hotel and is viewed from floor to ceiling windows throughout.

Incline Village residence will enjoy this close and convient get away for a ski day, weekend away, dinner out or a spa experience that promises to relax the mind and body.

The ball room which accommodates up to 200 plus for large gatherings, weddings, conferences, parties. It can easily broken into more intimate rooms and not loose its ambiance.

The SPA was inviting and offered a full array of amenities from hair, pedicures, nails, sauna, couple massage rooms and steam showers.  The atmosphere invites you to relax, indulge and recieve a day of overdue pampering.

Two pools are located outside one next to the spa for adult enjoyment and the second off the main floor with dining availalbe. 

The Living room is a large area with comfortable seating wrapped around a wall of rock with four fireplaces each with private seating and two bars to serve your every desire from champagne to hot chocolate

As full time Incline Village residents , we are excited to have another well recognized name , The  Ritz Carlton which delivers unmateched service and  warmth  quests which will draw quests back over and over.  We will refer clients, friends and family to join us as we embrace this new jewel in the mountains. 

Manzanita restaurant -At the 94-seat Manzanita restaurant along with 71-seat bar and lounge area, it is all about the kitchen and acclaimed chef Traci Des Jardins. The menu at Manzanita will be a combination of Des Jardins’ signature French inspired California cuisine, with a regional mountain resort influence, sourcing organic, sustainable and locally grown meat and produce when possible. From the moment you enter the restaurant, the design radiates warmth, texture and natural materials with an open kitchen, visible from all vantage points in the restaurant.

The Value of Smoke Detectors

Smoke alarms save lives. When there is a fire, smoke spreads fast and you need smoke alarms to warn you so that you have time to get out. Almost two-thirds or 65% of reported home fire deaths from 2003 – 2006 resulted from either no smoke detector or no working smoke detector in the home.

Some important tips to remember regarding smoke detectors:

  • Make sure your smoke alarms are working. When smoke alarms fail to operate, it is usually because batteries are missing, disconnected or dead. Testing smoke alarms monthly is a good idea. Replace batteries once a year or, when the low-battery alarm chirps.
  • Key locations for smoke detector placement in the home are: outside every bedroom/sleeping area; inside each bedroom and on each level of your home.
  • Smoke alarms that are interconnected are much more efficient because a fire detected by any smoke alarm will sound an alarm at every location where a smoke alarm is installed. Interconnected smoke alarms provide early warning of fires that are still far away or are located on the other side of a door or wall that may block sound.
  • Develop and practice an escape plan so that everyone in the home knows what to do and where to go when the smoke alarm sounds. The best case scenario would be two ways out of every room. A household that practices an escape plan is much more prepared and likely to successfully exit the home in the event of a real fire.
  • There are two types of smoke detectors – ionization and photoelectric. Ionization detectors are generally more responsive to flaming fires, whereas photoelectric detectors are more sensitive to fires that begin slowly, with a long “smoldering period” for example a fire caused by an unattended cigarette.
  • For best protection use both types of smoke detector technologies. There are combination alarms that include both technologies in a single device.
  • When a smoke detector activates, please do not assume it is a false alarm. If there is a question about what activated the smoke detector, please call your local fire department or district.
