Lake front condominium owner’s appear to be holding onto their investments (and wise investments they are), as  evidenced by the small inventory of only 5 units “For Sale”. The available units reside in  3 different complexes. There are 9 complexes located on the shorelines of Incline Village, Lake Tahoe, Nevada. 

A lakefront at  Lake Tahoe will run anywhere from $1,600,000 to $2,500,000. Several complexes such as Crystal Shores East, LakeShore Terrace, Stillwater Cove, 999 Lakeshore have less expensive units if they are located in a back row of the complex which may offer views over the roof tops of front row units or no views but a short walk to a private beach.

Being on the water has it’s prevledges and exclusivity.There are no buildable parcel’s left on the water.  Most of the complexes were built in the 70′s except for Stillwater cove which was built in the 90′s. Many  have experienced extensive upgrades including new roofs, siding and pier replacements.

Of the 5 units on the market 3  have reduced their prices since listing.  They range in price from $3.6 Million which is two back row units at Lakeshore Terrace combined into one large unit (5 bedrooms, 4 baths, 4 car garage)  The lowest price at $935,000 is located at 999 Lakeshore, located next to the Hyatt  hotel casino. It has a private sandy beach and owners with boats have assigned buoy’s.

Most associations have buoy’s which belong to the homeowner’s association. The hoa pays for the annual fees, passed on through the annual hoa dues to owner’s. In turn owner’s are assigned exclusive use of a buoy. This is a real added  value when selling  since new buoy’s are not allowed.

 Having the coveted buoy or boat slip is what lakefront condo life is about…okay the view is nice too! We happen to own a unit which we rent out and our motivation was the boat slip and probably the last chance to grab something on the water for just under a million several years back.

 

 

 

Lake Tahoe Fourth of July Celebrations Begin!

Welcome to the annual 4th of July celebration where fireworks are safely set off over beautiful Lake Tahoe.

Around the lake you can pick the location and catch an spectacular fireworks. July 3rd , Kings Beach on the North shore, California side of the lake will be shooting off fireworks from the Commons Beach.

Incline Village, Nevada will display a grand array of patriotic colors staring at 9:00 pm – 9:45 pm from a barge placed off the shoreline of Incline Beach. Directly across from our office, Lakeshore Realty located at 954 Lakeshore Blvd.

It wouldn’t be the 4th without the early morning trek to the beach, blankets and chairs in hand, staking out our spot early for viewing the evening fireworks extravaganza. As a family my girls have grown up withthe tradition of hanging out at the beach with family and friends, swimming, volleyball, boating basically  enjoying the lake until the sun sets and dusk brings us ever closer to ”fireworks”.

 Those who are not fortunate to arrive early will not be disappointed if they have to stand to enjoy the show. The weather is perfect and the mood always festive as the night draws to a close and the anticipation of young and old alike grows. The first rocket explodes over the lake and the oooooh’s and ahhhhh’s can be heard for blocks! This year the Reno Philharmonic orchestra will be accompanying the display adding yet another element of culture and delight.

The crowd last year was estimated at 10,000, so  expect to walk a stretch and carry blankets.  Lakeshore Blvd. is partially  shut down (for safety reasons) allowing pedestrians to access the beach safely.

Don’t be discouraged as the crowd can number up to 10,000 there is plenty of room.  Everyone comes to  embrass a small town tradition of family time, visiting friends as the events roll out.  A few events you can take in are a pancake breakfast hosted by the fire department, parade through down down, rubber duck race, dress up your dog contest and plenty of live entertainment starting July 2-4th.
